Leasing Guide

1 Property Valuation

Our listing consultants will book an appointment to visit you and your property and will assess and inform you of your properties current market price based on the current climates conditions and determine the highest achievable rent in line with market rents.

2 Marketing

Upon choosing Options Real Estate you can count on a professional team, which will work hard for you seven days a week to market your property via our web-site, all major property portals, news papers, as well as our extensive client network. We ensure that our clients' properties receive the maximum exposure across a variety of different media. Our listing consultants will complete a detailed description of your property and take High resolution premium photos which will be instantly uploaded to over 21 property portals and websites. You will be updated on viewings and offers regularly by your consultant.

3 Accompanied Viewings

Once your property is marketed our consultants will manage all property viewings and coordinate with you, your existing tenant or hold keys if requested. All viewings are accompanied by our area specialists and consultants will always ensure they give you the requested preparation time you require to ensure your property is presented to its maximum potential. Our RERA licensed agents will take potential Tenants around your property at a time that suits them. Meaning we're available during evenings and weekends as well, when most have time

4 Receiving Offers

Once you we have found you the perfect tenant we will contact you immediately by phone and email to discuss the offer we have. This is the time you will need to ensure our consultants are fully informed and understand exactly your time frames and requirements needed to be fulfilled to finalize the lease. Our consultants will reconfirm fees and payments being received to ensure you understand the lease transparently and time frames expected.

5 Offer Accepted

Upon you accepting the offer our leasing compliance department will prepare the tenancy contracts to be signed by all parties. You will be required to submit passport copies of all owners plus the properties title deed. We will collect signatures, deposits and cheques relevant to the tenant contract to be held till the tenancy contract is fully signed and can be released.

6 Property Handover

Handover is the term that we use when arranging for your new tenant to move into the property. Our consultants will collect the final cheques if not already and accompany and coordinate the tenant into the property. Your new rental cheques will be handed to you with the deposit and you will receive an original contract and the tenants contact details.

7 EJARI

Ejari registration is a mandatory requirement for all leased properties in Dubai Tenancy contract as soon as being signed need to be submitted for Ejari approval. Ejari application can often be complicated and very time consuming if you do not know what you are doing. Therefore Options Real Estate has a dedicated Handover team that completes thousands of Ejari contracts (fee applicable) every year who can take care of this for you.
